Retiring to
Southern Delaware

You've chosen Delaware for the climate, the coast, and the communities. The financial side of relocating — Delaware-specific taxes, probate, and estate rules — is where most out-of-state advisors fall short.

The Financial Case for Retiring Here

Southern Delaware sells itself as a retirement destination — beach communities, lower cost of living, and a tax structure that's built for retirees. The financial case is real and worth knowing.

The friction comes after the move. Your existing advisor — in Pennsylvania, New Jersey, New York, or Maryland — doesn't deal with Delaware tax law every day. Neither does your old estate attorney. Suddenly you're asking questions no one around you has the local answer to: Is your retirement income taxable here? Does your estate plan still work? Is your account titling right for Delaware probate?

That's the gap Black Diamond fills. We've done this transition with families from all four of those states, and we know what to look for.

No Sales Tax

Delaware has no state sales tax, one of only five states in the nation.

Low Property Taxes

Delaware has some of the lowest property tax rates in the United States.

Pension Exclusion

Delaware excludes a portion of pension and retirement income from state taxes.

Social Security

Social Security benefits are not taxed at the state level in Delaware.

What People Ask Before Making the Move

Do I need a Delaware-licensed advisor to retire in Delaware?

Yes, if you become a Delaware resident. Most advisors are licensed in the states where their clients live. If you're moving from PA, NJ, NY, or MD, you'll want an advisor who's licensed in Delaware — both for regulatory reasons and because Delaware-specific tax and estate rules differ meaningfully from those states.

How does Delaware tax retirement income?

Delaware excludes a portion of pension and retirement income from state tax, does not tax Social Security at the state level, and has no state sales tax. Property taxes are also among the lowest in the country. The specific treatment of each income source depends on age and income; we walk through it case by case.

What happens to my out-of-state estate plan when I move?

It needs review. State-specific rules around probate, intestacy, and trust law vary considerably. Most clients moving to Delaware need their estate documents reviewed by a Delaware attorney within the first year — we coordinate that and introduce you to local professionals.

Can Black Diamond help before I move?

Yes. The cleanest transitions plan the financial side of the move before the move happens — account titling, residency timing, capital gains realization, and estate document review. Starting six to twelve months ahead gives you the most options.
